Description
Victorian cottage with planning granted for separate annexe, whilst enjoying a fantastic setting with forest walks on the door step. All in approximately 1/4 of an acre.Understood to date back to the early 19th century, this charming period cottage is built of traditional brick construction beneath a plain tiled roof. The cottage in more recent years has been the subject of further improvement and extension and now results in a comfortable home of much personality whilst displaying characteristics associated with a property of its type and era, including a brick fireplace, exposed timbers and Suffolk latch internal doors. An impressive feature of the cottage are the delightful well stocked gardens of around one quarter of an acre (subject to survey) with original wash house and stunning views across open countryside.Benefitting from oil fired radiator central heating, double glazing and no onward chain, the well presented accommodation currently in brief comprises an entrance hall with stairs off to first floor and door to the cosy sitting room with window to front and fireplace with wood burner. The kitchen has been re-fitted with a modern range of units providing plenty of drawer and cupboard space, complemented by built in appliances and large walk in pantry. Off the kitchen is a useful shower room and door to garden. The dining room is an ideal reception for entertaining with sliding glass doors opening to rear gardens affording delightful views. From this room, leads through to the snug, with two windows to front and door returning to the entrance hall.On the first floor is a landing, leading to the two comfortable bedrooms and family bathroom, completing the accommodation.

Outside
A particular feature of the cottage is the delightful gardens to both front and rear extending in all to approximately 1/4 acre (STS). The front gardens contain a variety of herbaceous and flowering plants. The cottage is approached along a shingled driveway continuing to the side and rear providing parking for several vehicles and access to the more recently built double bay cart-lodge garage, with adjoining store (see agents note) and room above the garage, providing great potential for home office etc (accessed via hatch). To the rear of the cottage is a delightful garden laid predominantly to lawn with a stunning backdrop affording far reaching views across meadows and countryside. A former wash house (adjoining the neighbouring cottages outbuilding) is built of timber construction and creates useful storage, as does a recently built studio/store. To the rear of the cottage is a paved terrace creating an ideal area for outdoor entertaining and al-fresco dining enjoying the amazing views.

Location
The cottage enjoys a delightful setting affording far reaching views to the rear across meadows and is within a stones throw of the endless forest walks. West Stow is a unique and unspoilt village situated only five miles to the north west of Bury St Edmunds. The village is well known for the superb West Stow Country Park (a recreated Anglo Saxon Village), and the wonderful walks through the forest. The village is conveniently positioned for Culford School (within a short walk), and for access to the main road networks linking to Bury St Edmunds, Cambridge and London via the M11 Motorway.

Directions
From Bury St Edmunds proceed north west on the B1106 towards Culford. At the sharp right hand bend bear left towards West Stow. Upon entering the village proceed over the small bridge and turn left onto Icklingham Road, where the cottage will be found approximately a quarter of a mile on the left hand side.
